OUR SERVICES
As part of Italy, Sardinia is governed by Italian law. There are legislations which dictate the procedure for purchasing a property. Key to Sardinia is able to support you every step of the way during the process and act as your partner until contracts are signed and the keys are yours.
OUR FEES
- For properties over €85,000 our fees are 3%
- For properties less than €85,000 we have a minimum fee of €3,000
Please note that agency commission is for pre-completion work and includes the following:
WHAT IS INCLUDED IN THE FEES?
- We will meet you at the airport, your hotel or our office for the initial viewings
- Assistance with opening an Italian Bank Account
- Drawing up the preliminary sale contract (Proposta di Acquisto)
- Screening of the properties with the land registries and fiscal authorities to ensure that there are no impediments to the sale
- Engagement of a Notary and all liaison with their office until contracts are signed
- Assistance with Italian mortgage lenders
- Representation at signing of contracts if you cannot be present
- Support throughout the entire buying process and your first point of contact until you are in your property
KEY TO SARDINIA ADDITIONAL CHARGEABLE SERVICES
- Assistance with acquiring an Italian tax code (Codice Fiscale) - €50 per person
- Assistance with the registration of your property/change of owner for the supply of water - €60 plus fixed costs to the local water board of approximately €126
- Assistance with the registration of your property/change of owner for the supply of electricity - €50 plus fixed costs to local electicity board of approximately €90
- Assistance with registration at the ‘Commune’ for local taxes (IMU Roof Tax, TASI Municipal Services, TARI Refuse Tax) - €50
- (Please note that if the house is not already registered, it may be necessary to engage the services of a ‘geometra’ to measure it to calculate the tax)
- Assistance with connection to the Internet and obtaining a telephone line - €50
- We also offer a property management service for holiday homes - €200 per year

PROJECT MANAGEMENT
Key to Sardinia also offers an in-house project-management service to oversee all aspects of the renovation. The cost varies depending on the size of the project but includes:
- The introduction to qualified and fully insured trades people and assistance with the formulation of estimates for building, electrics, plumbing, carpentry and other relevant requirements
- Introduction to and assistance in discussions with local suppliers of bathrooms, kitchens and other equipment such as tiles, appliances, furniture etc
- Introduction to a local ‘geometra’ for assistance with planning permission and advice on renovations (cost will vary according to the work required)
- Overseeing the project from start to finish
